Meet Real Estate Appraiser Wade Taylor

Wade has over 40 years of experience in the marketing and appraisal of residential, agricultural, and commercial/industrial properties. These include estate homes, ranches, vineyards, wineries/tasting rooms, orchards, and income producing properties. Wade has experience in the subdivision and development of rural, residential, commercial, and industrial type properties.

Wade is the sixth generation Californian from Pioneer farming and ranching families. He graduated from Cal Poly San Luis Obispo with a degree in Agricultural Business Management, with a minor in Animal Science. Wade has extensive knowledge of properties and the real estate market within the Central Coast area of California.

Meet Real Estate Appraiser Alicia DiGrazia

Alicia has over 20 years of experience in the marketing and appraisal of residential, agricultural, and commercial properties. These include estate homes, ranches, vineyards, wineries/tasting rooms, orchards, and income producing properties. She is experienced in rural, residential, and commercial type properties.

Alicia is a California native who moved to the Central Coast in 2000 to attend Cuesta College and Cal Poly State University.  She graduated Cal Poly with a major in Agriculture Business Finance and Appraisal.  After graduation she moved to Paso Robles in 2006 to begin her career in real estate, adding real estate appraisal work almost 10 years ago.

What is an independent home appraisal? An independent property appraisal is an estimate of value of a property. Appraisals are prepared by licensed appraisers. The appraiser cannot have an interest in the property.  Meaning, the appraiser has nothing to gain from a high or low appraisal.

Why would someone need a private real estate appraisal? There are many reasons that one might need a private real estate appraisal.  The most common reason for a real estate appraisal is as follows:

Are you certified appraisers? Wade is a Certified General Appraiser which is the highest-level license available.  Alicia is an appraiser Trainee and is in the process of completing her journey to become a Certified General Appraiser in the near future.

How are the value of the properties determined?   Basically, properties are compared to recent sales within the market area. Adjustments are made for various differences between the subject property and recent sales.  We have extensive knowledge in the areas we work and choose to focus on properties located in Southern Monterey County and Northern San Luis Obispo County.

How much does an appraisal cost? The cost of an appraisal varies by property type and purpose of the appraisal.  We customize each report to the purpose of the appraisal and property type.

Will you have to come to the property? In most, if not all cases, we need to see the property.  We measure the buildings, take photos of the interior and exterior of the structures and view the pertinent features of the property.  This gives us the ability to experience the property and provide a better value.

Our company has software capable of pulling aerial, topographical and soils maps. We have sources to verify information about ownership, easements and exceptions within title.  Also, we have sources with extensive knowledge of groundwater availability (or lack thereof) and restrictions upon its use.
